Tolpuddle celebration – planning meeting Monday 27th in The Mitre

'David Renton has organised a meeting to start planning the commemorative activities for the 175th anniversary of the great demonstration in support of the Tolpuddle Martyrs that started on Copenhagen Fields and is commemorated today by the mural on the side of the Mitre on Copenhagen Street. The meeting is at 6.30 pm at the Mitre Pub on Copenhagen Street on Monday the 27th October There's only six months to go so there's lots to do!'

Argent scrapes finance together for King’s Cross Central

King’s Cross project rescued at 11th hour

The £2bn ($3.3bn) redevelopment of the King’s Cross area of central London has secured an 11th-hour funding package for its next phase after talks with a consortium of international banks fell through.

The 8m sq ft office, retail and residential scheme, one of Europe’s largest redevelopment projects, was last month close to signing a £400m development finance deal with a consortium of banks including EuroHypo and Deutsche Postbank.

However, talks over the funding package ended as conditions in the financial market deteriorated. The partnership behind the development will instead need to use its own money to take the project forward – a sign of fast-changing circumstances in the traditionally debt-reliant commercial property market.

Argent, the developer, backed by the Hermes-managed BT Pension Scheme, needs to start the next phase of work this month in order to finish the first buildings in time for the September 2011 term at the University of Arts, one of the main tenants. Argent has also agreed to let space to Sainsbury’s for its new headquarters.

Following weeks of talks with other stakeholders in the joint venture behind the redevelopment, Argent has agreed to fund the necessary work, partly through an existing mezzanine facility.

In addition, the developer has agreed with its partners, including landowners London and Continental Railways and DHL-Exel, that the money it will pay for the site is to be reinvested in the development.

The intention is to bring in new finance when the banking markets open again for lending to commercial property. The investment figure was not available but an announcement is expected this week. No one from the partnership would comment in the meantime.

The King’s Cross development would have had little problem in securing development finance before the recent banking problems, given its size, the collateral offered by the land around King’s Cross and the pre-lets agreed with occupiers such as Sainsbury’s.

Sir David Clementi, the outgoing chairman of Prudential, was this month appointed to chair the King’s Cross Central General Partnership, the vehicle responsible for leading the delivery of King’s Cross.

Scooters and anti-social behaviour

Man_on_scooter_cartoonHave you noticed any increase in anti-social behaviour associated with scooters – thefts, crazy driving, noise or any general nuisance.  If so, this is the time to act.

Our Safer Neighbourhoods Team will be focusing on this specific problem but they need your intelligence.  So, if scooters are causing a problem in your area, please let me know.  Please provide as much information as possible that can help them indentify those behind the problem.  Snaps from your mobile phone, registration numbers, locations, times, frequency – all these items will help the SNT target those responsible.  Remember we are the teams eyes and ears and they cannot be expected to be everywhere all the time.

Oh yes, by the way, I drive a green Vespa, but I hope my driving will not have gotten me into trouble.

Lisa Pontecorvo joins the Tolpuddle Martyrs and continues to keep an eye on Edward Square….

Lisa_p_tolpuddle_muralLisa Tang, Ed Davey and Alastair Murray, who sent in this picture have drawn my attention to the touching inclusion of Lisa Pontecorvo in the Tolpuddle Martyrs mural near the entrance to Edward Square off Copenhagen Street. 

It seems so natural to immortalise this wonderful local campaigner in a depiction of one of the great London campaigns.  Great work from Karen the artist. 

The outpouring of tribute on this site, over at Bridget Fox’s site and the recent Guardian obituary have moved me deeply.

Dispelling some of the Gloom

Picture1 Our neighbour Hugh B. from Wharfdale Road submitted the following précised account of an article in the 13th October issue of The London Paper to dispell some of the gloom about London property in our area:

A new boom zone dubbed "Midtown London" has been tipped to become the capital’s coolest area.

Midtown – bounded by St Paul’s Cathedral in the east, Trafalgar Square in the west and running from King’s Cross down to the Thames – has become a magnet for top designers and a clutch of media heavyweights.

The area is bucking the economic downturn and becoming a financial "hub", while the City has been hit by job cuts sparked by market turmoil…

…The average costs for tenants in the Square Mile – including rents, rates and service charges – is about £90 per square foot, while in Midtown the figure is £80. Julian Hind, head of leasing, sales and development at Farebrother, said; "Many of the big media lot are based in Midtown, as are many designers. There is a real media vibe around here, while the City is struggling, with loads of free office space."

Midtown redevelopments include Regent Quarter – a scheme next to King’s Cross station – and the Eurostar teminal at St Pancras.
